Developers urged to think big for Telford

English Partnerships is urging the property development marketplace to
think big when considering one of the largest development opportunities
in the country. Lawley in Telford is the largest urban extension planned
in England today and will provide a brand new residential community for
3300 new homes.
The new homes will fulfil 20% of Telford’s housing requirement
over the next ten years, providing four distinct neighbourhoods with a
central shopping square at the heart. As part of the planning process a
set of design codes has been developed which will give the appointed developer
a significant level of stability and minimise the risk elements of the
opportunity.
Simon Bedford, National Director for Mixed Use and Regeneration at Jones
Lang LaSalle and agents for Lawley, commented: "Initial responses
in the marketplace to the opportunity at Lawley have been very exciting
with a large number of major residential developers, strategic land developers,
contractors and finance houses expressing interest in the scheme. The general
consensus of opinion is that Lawley is a project with significant scale
where the appointed partner can really maximise their returns with the
opportunity to add value through the development management process."
English Partnerships intend to appoint a private sector partner in early
Spring 2005. A development prospectus is now available inviting expressions
of interest from prospective partners.
